Access Statement - Credis View Holiday Home

Introduction
Our static caravan / holiday home Credis View was bought new in June 2018. It’s an ABI Oakley measuring 8.852×3.372m externally.

The information here is provided in good faith, however, fittings within our cottages will change from time to time, and despite our best intentions the below may not necessaily be 100% current. Should any part of it be important to your booking (eg. access, furniture or fittings), please let us know at the time of booking. We look forward to welcoming you.

IMPORTANT: In the event of fire blocking the exit door, egress may be required from the ground floor bedrooms via the bedroom windows. Please read below regarding window height and size; the cottage may therefore not be suitable for those unable to exit via the window.

Pre-Arrival
• We have a comprehensive secure website that includes many photos of the property both inside and out. We recommend that you take the time to look at this.
• Enquiries can be made via email, phone or by post, but bookings must be made online via our website www.trevorrick.co.uk as this holds the ‘master’ availability information.
• The nearest bus stop is in the village of St Issey 1 mile from Trevorrick Farm. A regular bus service (operated by Plymouth City Bus) links St Issey with Wadebridge (and on to Bodmin) and Padstow.
• The nearest train station (Bodmin Parkway) is 15 miles away. The no. 11 bus travels from Bodmin Parkway mainline railway station to St Issey (destination Padstow).
• Shopping can be delivered to your door using one of the major supermarkets. We also encourage buying local produce and use local farm shops
• We have a strict no smoking policy in all our cottages, caravan and other buildings.

Arrival & Car Parking Facilities
• Luggage can be unloaded 40 metres from the door of the caravan. 
• There is private parking with one space allocated for the caravan in our car park.
• Parking is 40 metres away from the entrance. May be possibly to park closer if necessary.
• The caravan is approached from the car park to the rear of our farmhouse.
• Access to the entrance is via a 20m part level and part sloping concrete path with a maximum gradient of 1:8, followed by another path with 3x steps (20-27cm) down and 4x 22cm steps up.

Reception

• On your arrival, please call 01841 540574 and Melanie will come and greet you. It’s helpful if you can let us know in advance when you anticipate you will arrive. We cannot accept arrivals before the standard arrival time of 4.30pm.

• We ask that you do not try to find us at any time by ringing our farmhouse doorbells as we are rarely in, but should you need to there is a gateway 92cm wide and then a short 225cm cobbled slope (1:6 gradient max) to the farmhouse front door with a single step 116cm deep x 110cm wide x 20cm high. The doorbell is 128cm high. Alternatively, our back door has a step 117cm wide x 47cm deep x 18cm high. The doorbell here is 150cm high.

Entrance into the Caravan
• The caravan is located within it’s own enclosed grassed garden area.
• A timber deck 26cm high runs the length of the caravan.
• A timber porch has been built around the entrance to the caravan to provide shelter and outside storage. There is a 16cm up to the porch deck.
• There is a step 25cm from the porch deck into the caravan.
• The caravan door has an opening 180cm high x 70cm wide.
• The door leads into the entrance lobby and kitchen area.
• All light switches are positioned at a height of 125-130cm
• There is lighting outside the caravan and LED rope lighting around the porch.
• There is communal lighting on a time switch from the car park to the caravan garden.

Kitchen
• Worktop height 93cm, depth 60cm.
• Stainless steel sink with integral drainer 86x44cm
• Lever turn hot and cold mixer tap in sink
• Cooker grill door is bottom hinged
• Oven door is left hinged
• Hob (integral with the cooker) is 92cm high, 60cm wide
• Microwave positioned on on a shelf 140cm high
• Fridge with freezer compartment is 48cm wide under worktop
• Evenly lit kitchen with LED recessed ceiling lights
• Floor surface is a good quality lino

Sitting & Dining Area
• Measures 307cm deep x 300cm wide wall to wall.
• Ceiling height measures 213cm minimum to 238cm maximum at the centre
• On two sides is ‘sofa’ seating measuring 178cm + 120cm, 47cm high
• Cushions are provided (which may have feather filling).
• Digital TV provided with remote control and Chromecast Google TV smart functionality.
• Recessed LED ceiling lights and a table lamp
• An feature electric fire is provided for additional heating and comfort/enjoyment
• Central heating thermostat controls the radiator heating.
• WiFi 6 internet access point networked to our ultrafast fibre broadband
• Dining seating 113cm long x 42cm high + 2x stools 43cm high x 36cm diameter
• Dining table measures 110cm x 72cm x 72cm high
• The sitting & dining area is carpeted

Double Bedroom
• Doorway 50cm wide x 199cm high leads from the entrance lobby into the double bedroom.
• Overall dimensions 188cm wide x 301cm deep
• Ceiling height measures 213cm minimum to 238cm maximum at the centre
• The double bed measures 138cm wide x 191cm long x 55cm high
• Bed access either side is restricted measuring 25cm each side.
• Non feather duvets and pillows are provided.
• Sheets, duvet covers and pillow cases are poly-cotton
• There is a central LED recessed ceiling light with 2 way switches (by door and right side of bed)
• A small table light provides an alternative light.
• The electricity consumer unit is situated in the bedroom waldrobe.
• Bedroom floor is carpeted.

Twin Bedroom
• A doorway with an opening 49cm wide x 199cm high leads from the lobby into the twin bedroom.
• Overall dimensions 153cm wide x 220cm deep
• Ceiling height measures 213cm minimum to 238cm maximum at the centre
• Single beds are 60cm wide x 173cm long x 50cm high
• Bed access is restricted at 33cm between beds.
• Non feather duvets and pillows are provided.
• Sheets, duvet covers and pillow cases are poly-cotton
• Bedroom floor is carpeted.

Bathroom & WC
• A doorway with an opening 49cm wide x 199cm high leads from the lobby into the bathroom.
